Electric Hot Water — What We Work On
Electric storage systems are the most common hot water system in Sydney apartments and older homes. We service them all.
⚡ Electric Storage Tank
Uses one or two heating elements to warm water stored in an insulated tank. Available in sizes from 25L to 400L. Simple, reliable and easy to repair when something goes wrong.
🌙 Off-Peak & Controlled Load
Many electric tanks are wired to heat overnight on a cheaper off-peak tariff. We make sure your system is correctly configured to take advantage of lower electricity rates.
🏢 Strata & Apartment Systems
Small 25L–50L units under the sink or in a cupboard are common in apartments. We carry the compact elements and thermostats these units need.
Electric Hot Water Problems We Fix
Most electric hot water faults come down to a handful of components. We carry them all in the van.
Tripping Safety Switch
An element that's shorted to earth will trip your switchboard. We test both elements, identify the faulty one and replace it on the spot.
No Hot Water at All
Could be a blown element, failed thermostat or a wiring fault. We work through each cause systematically until we find it.
Water Not Hot Enough
A lower element that's failed leaves you with a partially heated tank. You get some hot water but it runs out quickly — we replace the element same visit.
Leaking Tank
Internal corrosion eventually causes tanks to leak from the base. Once a tank is leaking from the body it needs replacement — we can supply and install on the same day.
High Electricity Bills
A thermostat stuck in the on position causes the element to run constantly. We test thermostat operation and replace if faulty.
Popping or Hissing Sounds
Sediment sitting on the lower element causes popping sounds as it heats. We flush the tank and inspect the element for damage.

Electric Hot Water Questions
Why does my electric hot water keep tripping the switchboard?
This is almost always a faulty element that has shorted to earth. It's a safety mechanism working correctly — don't keep resetting it. Call us to replace the element before it causes further damage.
How long do electric hot water systems last?
Most electric storage tanks last 10–15 years. Replacing the sacrificial anode every 5 years significantly extends tank life. Elements and thermostats can be replaced as they fail without needing a whole new system.
Can I save money by switching to off-peak tariffs?
Yes — if your system is wired for controlled load (off-peak), it heats water overnight at a lower tariff. We can check your current setup and advise whether you're actually on the cheaper rate.
My hot water runs out faster than it used to — why?
This usually means the lower element has failed. The upper element keeps the top of the tank hot but the overall capacity is halved. Replacing the lower element restores full capacity.
Is it worth repairing or should I just replace the system?
If the tank is under 10 years old, repair is almost always worthwhile. If it's older and leaking from the body, replacement makes more sense. We'll give you an honest assessment on site.
